What real estate financing requests can be reviewed?

Requests may include DSCR and rental-property loans, commercial and multifamily financing, bridge and rehabilitation capital, construction financing, refinance, cash-out, and larger development-capital structures.

Does an older entity or tradeline guarantee business funding?

No. Entity age and tradelines may be only part of a provider's review. Current ownership, revenue, deposits, personal credit, guarantor availability, industry, reserves, documentation, and payment history may also be evaluated.

What happens after I submit a qualification?

KA Global reviews the request for basic fit and file readiness. When a viable path is identified, the next step is a focused document request and discussion of the applicable provider process.

Can an investment property qualify primarily from rental income?

DSCR programs may qualify an investment property primarily from rental income and debt-service coverage. The provider may still review credit, reserves, valuation, lease or market rent, property condition, insurance, and borrower documentation.

How quickly can bridge or hard money financing close?

Some transactions can move quickly when title, valuation, insurance, borrower documents, property information, and the exit strategy are complete. The actual timeline is determined by the independent lender and the complexity of the transaction.

What is usually needed for construction or development financing?

Expect to provide a detailed budget, sources and uses, plans, permits or entitlement status, schedule, contractor and sponsor experience, equity invested, projections, site control, and a clear sale, refinance, or takeout strategy.

What does a shelf corporation provide?

A shelf corporation is an existing legal entity that may have an older incorporation date. Its current status, ownership transfer, filings, liabilities, and records must be reviewed. Entity age does not automatically create operating history, revenue, banking history, or lender approval.

Can KA Global help build credit on a business I already own?

A DSCR request is often described as property-income based, but a clean file still matters. Providers need enough information to verify the property, calculate qualifying rent, confirm the borrower and entity, and determine whether the proposed structure fits the program.

Property and transaction documents

  • Executed purchase contract for an acquisition or current mortgage statement for a refinance.
  • Property address, unit count, occupancy, lease status, and intended use.
  • Current lease or rent roll, plus market-rent support if the program uses appraiser-estimated rent.
  • Insurance, property taxes, association dues, and other recurring obligations.

Borrower and entity documents

  • Government-issued identification and the provider's credit authorization.
  • Articles, EIN confirmation, operating agreement or bylaws, and good-standing evidence.
  • Ownership information and authorized-signatory documents.
  • Property schedule and experience summary for portfolio investors.

Liquidity and reserve support

Providers may require evidence of down payment, closing costs, post-closing reserves, and funds needed for repairs. Large or recent deposits may require explanation and source documentation.

Valuation and income calculation

The appraisal can affect both value and qualifying rent. The provider may use actual lease income, market rent, or the lower of the two, then apply program-specific assumptions. That is why an investor's informal calculation may differ from the underwritten DSCR.

Best practice: Present the actual lease and expected program calculation, but avoid promising a ratio before the provider reviews valuation, taxes, insurance, association dues, and proposed debt terms.

Questions to answer first

  1. Is this a purchase, rate-and-term refinance, or cash-out?
  2. What is the purchase price or estimated value?
  3. What is the current or expected monthly rent?
  4. How much capital is requested and how much cash is available?
  5. What is the desired closing date?

A prepared file cannot guarantee approval, but it can make the first review faster and expose issues before they become closing delays.

Bridge Financing: Fit and Exit Strategy

Bridge financing is short-term capital used to move a property from its current condition to a future condition that can support sale or permanent financing. The provider is evaluating both the collateral today and the sponsor's ability to execute the transition.

Common bridge situations

  • A time-sensitive purchase that cannot wait for a conventional lending timeline.
  • A vacant or underperforming property that needs renovation, lease-up, or management improvement.
  • A maturing loan that must be refinanced before a permanent solution is ready.
  • A value-add or fix-and-flip project with a defined budget and completed-value strategy.

The exit should be specific

“Refinance later” is not enough. A credible refinance exit explains what must improve, the expected timeline, stabilized income or value, anticipated permanent-loan sizing, and the sponsor's ability to meet future requirements.

A sale exit should address completed value, market demand, comparable sales, marketing time, transaction costs, and the amount needed to repay the bridge facility.

Budget and execution

For rehabilitation projects, providers may review the line-item scope, contractor bids, contingency, draw schedule, permits, sponsor experience, cash invested, and the ability to cover overruns.

Timing risk: A twelve-month plan should not assume every permit, construction draw, lease, sale, and permanent refinance happens without delay. Show reasonable time and cost buffers.

Information that improves the first review

  1. Current property condition and why conventional financing is not available today.
  2. Purchase price or current value, requested amount, and cash invested.
  3. Detailed use of proceeds and improvement budget.
  4. Timeline to completion, lease-up, sale, or refinance.
  5. Support for completed or stabilized value.
  6. Sponsor experience and available liquidity.

The provider's decision ultimately depends on collateral, leverage, sponsor strength, documentation, and the reliability of the exit—not only the requested speed.

Business Credit and Funding Readiness

Tradelines can add information to a commercial credit profile, but most funding decisions are broader. The provider is trying to determine whether the current business, current owners, and requested product support repayment.

Current ownership and actual operations

Providers may verify when the current owner acquired or formed the entity, what the business does, where it operates, and whether the application matches public records, banking activity, and documentation. An older formation date does not replace the current owner's real operating history.

Revenue and deposits

Working-capital and cash-flow providers often review recent bank activity, average monthly deposits, negative days, return items, revenue consistency, and existing obligations. A strong bureau profile may not overcome weak or unverifiable cash flow.

Personal credit and guarantor strength

Many business cards, lines, and loans require a personal guarantee, especially for newer or smaller businesses. Providers may review scores, utilization, inquiries, payment history, derogatory information, income, and existing debt.

Business credit profile

Commercial bureaus may consider the number and type of reporting accounts, payment timing, balances, utilization, public records, and profile consistency. Different lenders use different bureaus and internal models.

Documentation and consistency

  • Active entity status and accurate ownership records.
  • Consistent legal name, address, phone, industry, and bank information.
  • Appropriate licenses, website, email domain, and operational records when relevant.
  • Financial statements, tax returns, invoices, contracts, or other proof required by the product.

Accurate disclosure is essential. Entity age, tradelines, or reporting depth should never be used to misstate revenue, ownership, operating history, contracts, or banking activity.

Build for the intended product

Equipment financing, revolving credit, working capital, real estate financing, and non-PG products can have different standards. A practical plan prioritizes the gaps that matter to the intended provider rather than chasing a generic “fundable” label.

4) Fees, compensation, and refunds
  • Fees and compensation terms are set only in a signed written engagement agreement.
  • Engagements may involve fixed consulting fees and/or performance-based compensation depending on program requirements.
  • Refunds: fees are non-refundable unless the signed written engagement agreement expressly states otherwise.
  • Third-party costs: appraisal, legal, title, inspection, due-diligence, or other pass-through costs may be separate and are governed by the applicable provider or written agreement.
5) User submissions and accuracy

You agree that information you submit through the Site (including intake forms) will be accurate to the best of your knowledge and will not be unlawful, misleading, or infringing. We may rely on information you provide when determining fit and next steps. We do not independently verify all submissions unless agreed in writing.

6) KYC/AML and screening

For compliance and risk management, we may request identity and source-of-funds/source-of-wealth information, conduct sanctions and adverse-media screening, and decline or terminate engagement at our discretion where permitted by law.

7) Intellectual property
